Butlerzoners to hear about gas station-restaurant and apartment building – Hazleton Standard Speaker

A new gas station and restaurant across from Wendy’s on Route 309 north of Interstate 80 and a townhouse on North Old Turnpike Road top the agenda for hearings by Butler Twp. Zoning Hearing Board on Tuesday at 6:00 p.m

Bawa Management wants to build the gas station and restaurant on Route 309 and is seeking a variance for a creek that runs through the property, which is on the west side of Route 309 and south of Woodmere Drive. The zoning ordinance requires a 100-foot buffer zone from streams, but the company is requesting a 50-foot buffer.

Two other variances Bawa is seeking relate to a truck garage with laundry space included in the plans. Truck facilities require a buffer of 300 feet from existing residences or zoning districts where residential is a principal permitted use. Bawa is seeking a variance from that requirement and also wants a driveway wider than 25 feet, the maximum width of a truck facility.

Meanwhile, Bawa has a land development plan awaiting the council’s regulatory authorities.

At 715 N. Old Turnpike Road, One More Properties LLC of Bethlehem wants to build an eight-unit townhouse but needs a special zoning exemption because the land is zoned suburban residential.

A drawing attached to the application shows the rectangular terraced house in the center and an asphalt parking lot along the northern edge of the property.

Other townhomes are located along the street where the company also owns properties on either side of the parcel at 729 and 733 N. Old Turnpike Road.

The board will also hear Michael Hanlon’s request for a variance to build a 14-foot-by-20-foot storage shed on a vacant lot behind 45 Fox Road. The Township does not allow an accessory structure such as a shed unless the property has a primary structure.
